So you want to sell your home, but don't know where to start.

We've put together a list of the top five steps to selling your home with the Ken Morris team. We hope these overview videos can provide some insight into what the process will look like. Our team, as always, is here to guide you every step of the way.

Step 1

Your Homes Worth

First things first, let’s determine the current market value of your home. This is done by completing a comparative market analysis. This typically occurs over two appointments. First, we will ask you to give us a tour of your property. While we take notes, photos, and gather the details, we’ll ask for you to point out anything you love about living here. From there, we get to work doing our research. We look at recently sold similar properties and equate the difference in dollar value. We use this to estimate what a buyer would pay for your home. We also look at what is currently on the market to evaluate your competition.

During our second appointment, we review our market evaluation with you. Together we will look at recent historical sales, current market conditions, current stats, and how they could affect the sale of your home. We give you ample opportunity to ask questions. Lastly, we’ll go over our marketing strategy and go over any tips and tricks to preparing your home to list. Once we’ve determined an appropriate listing price and have discussed our tailored marketing strategy, we will prepare your listing documents and get ready to list.

Step 2

Listing Your Property

Once you’ve decided to move forward with listing your property, we get to work. The first thing we do is sign a listing contract. This establishes our contractual relationship in representing you to sell your property. For every listing, we hire a professional photographer to showcase your home in the best possible light. A floor plan using laser measurement and virtual walkthrough are created. We know most buyers look at a home on average two to three times before booking to see it in person. We want to ensure they’re able to view the home in the best angles. We install a sign and place a secure lockbox on the property. This will allow only agents to access your home.
and provides us with a log of who has accessed the lockbox and when.

Step 3

Marketing

Once your property is live on the MLS, it’s our job to actively market the property, field any requests coming in, and keep you up to date with any market activity on your home. This is also the time you’ll want to locate your current RPR or schedule to have a new one performed. Your job is to be prepared when a showering request is received. Through the automated showering request system, you’ll receive a text detailing the showering request. With a couple of clicks, you can either confirm, deny, or suggest an alternate time if you are not able to accommodate the request.

It’s important to note that often a realtor will book 30 to 60 minutes for a residential viewing, but it may only take a few minutes to view the property. The requested viewing time provides them a window in which they should access and leave the property. Some buyers only need a minute or two to know if they are interested and some need almost the full hour. We recommend leaving your home at least a few minutes early to allow the showing realtor to come in and prepare the show. If you’d like, we can also host open houses. This allows people to come view the home at a specific date and time rather than book a private showing.

Step 4

Receiving an Offer

Good news! We’ve received an offer on your property. We will send you the offer as soon as it’s received. Together, We will review and discuss all the offer details so you understand the full picture. There are several different scenarios that may occur. We will present all of the available options that you have at your disposal and guide you through the negotiation process. Some key considerations in the offer, aside from the purchase price, would be things like the possession day, any additional terms and conditions, a deposit, and so forth. The deposit is provided by the lawyer and generally held in trust by the listing brokerage.

This deposit is refundable in the event that the buyer is unable to waive their conditions during the conditional sale period. Every contract is different, but let’s talk about the conditions you can generally expect to see. A financing condition is a very common condition in an offer to purchase. This gives the buyer time to work with their bank to secure financing. If an appraisal is required, the buyer’s agent will request a date and time. Another common condition is a home inspection. This is completed by a certified home inspector at the buyer’s expense, and typically takes two to three hours, depending on the size of your home. This appointment is also booked like a showing. If you own a condo, you are also likely to see a condo document review condition. Condo documents are provided by the seller to the buyer for review. We will walk you through procuring and requiring documents. Additional common terms you may see are professional cleaning, any repairs, and prepossession walkthroughs. Once the buyer is satisfied with their due diligence, they will sign a notice of waiver for each condition.

Once all conditions are waived, your house is officially sold.

Step 5

Possession

The time between a firm sale and a possession date can vary with each offer. Sometimes it’s 10 days, sometimes it’s 90. Once your sale is firm, we convey all pertinent sale documents to the lawyers representing the buyer and the seller. While you pack and prepare to move, keep in mind that the property has to be in virtually the same condition it was when the offer was accepted. Appliances must remain in good working order and there can’t be any new significant damage or changes to the property. It’s important to have a clear understanding of what the buyers are expecting once they take possession. We will be there through every step. answering any questions you may have, providing information for any services that you may require, and making sure that all terms of the contract are understood and met. On the day before the buyers take possession of the home, they typically will perform a prepossession walkthrough. This allows the buyer to ensure all appliances are in good working condition and all terms have been met as per the contract. Once they’re satisfied, they’ll give the green light to the lawyer and the funds will begin to be transferred. Once your lawyer has confirmed receipt of the funds, we coordinate with you to release the keys to the buyer.
